Research - About The Operations and Maintenance Benchmarks Report (2001)

Operations and Maintenance Benchmarks is a continuation of IFMA's facility management benchmarking efforts. IFMA started collecting benchmarking information in the mid 1980s and has published four reports, one in 1987, a second in 1992, a third in 1994 and its last benchmarking publication, Benchmarks III, was published in 1997. In previous studies, when members were asked which areas did they want additional benchmarking information, the topic of operations and maintenance appeared repeatedly. As a result, IFMA's research department decided to concentrate this current benchmarking effort exclusively on operations and maintenance.

With the assistance of IFMA's research committee, IFMA redesigned the survey and created questions related to building operations and maintenance costs and associated practices. In addition, the committee created new facility use categories such as call centers and campus living facilities, as they are growing segments of our members' real estate portfolios. The survey was mailed to all IFMA professional members in the U.S. and Canada. More than 800 surveys were returned. This response was more than double what was received in our previous benchmarking study. A total of 786 surveys were used for analysis. Every effort has been made to ensure accuracy. Staff reviewed all surveys prior to entering data and contacted respondents for missing and aberrant data. In addition, Julia Muhr, Adaptec intern, reviewed each participant's selection of industry category for accuracy and created sub-categories. Despite this extensive effort, IFMA and its research committee cannot assume responsibility for errors from research of this nature.

Copies of this report may be obtained by contacting IFMA. In addition, the database used to create this report is available for inquiries from members on a fee basis. The database also may be obtained in its entirety in Microsoft® Excel for a fee. Representatives from organizations that participated in this study receive a discount on benchmark database requests.
